they think that laziness should be rewarded - that a homeowner who made financial mistakes (albeit possibly at the hands of a cut throat mort broker) should be coddled and have the butt wiped by their mommy - and "mommy" should be society at large.it's ridiculous.

Higher cash flow markets generally its not very easy to sell without a major marketing machine helping you IE turn key... were as here in PDX or Bay Area , Seattle Socal , And Denver.. you simply put it on MLS its sold in a matter of hours.. this is not the case in many other markets, exit can be tricky to very very difficult... the higher the 2 % rule or 3% rule the tougher it is to sell them as investors that want that risk reward asset want to pay what you did.. not 1% rule .

I discovered my couple of niches by first learning a bit about 3 or 4, so I would have those strategies in my tool belt, then focused on the 2 that made the most sense for my area and were most rewarding to me.
