They all wanna get 3 done this year.Capital is a requirement, I know it is said that you can do this with other people's money and you can but Capital is still a requirement. 

However, some of those equity partners would be willing to be taken out as they were the former owners of the properties.I wanted to see if anyone had any insight into how we can go about raising the balance of the required funds.

Many require no income verification. 

We require a 2-year work history, supported by YTD paystub and last year's W-2(s).You won't get stable rent payments, unless tenant has stable income, which they won't have unless they have stable employment.

:) To follow up on our conversation, each DSCR will have different requirements however I am not seeing an issue with you not having personal rental history so you should be good there.

Ask them how many clients they have actively looking in the market, what their requirements and pricing needs are, and see if any fit the properties you are looking at.

I would be willing to set aside these requirements with limited exceptions if it's a really good deal that I would otherwise lose, but it would have to be a situation like an infill parcel in South Philadelphia where many of the other risks are not as likely to arise. 

If it's an Airbnb booking, we don't bother with an Aircover claim if it's small because of all the busywork required. 

In Colorado Springs I am finding plenty of properties with interest rates between 2.5-3.5% that require less than 50k to cover the equity gap.
