There is another option to get control of that floor and I've made suggestions on how to do so...if the present group of owners has not prodded the alternate channels along yet and I'm allowed to manage I'll have lunch/meetings with some people to see if I could push it along so they could circumvent the bank dragging its feet.Regarding the previous Mgmt company, my connections in the local banking community and elsewhere had made comments the manager at the time did not have a stellar reputation and they'd heard plenty of negative feedback from other places he managed.

If the property needs to be renovated to be rent ready do not cut corners on the renovations, you do not want to deal with chronic maintenance issues in the long run.Make sure you screen the tenants, the better quality tenant = longer lease term / less turnover, pays on time, and normally will take better care of property.You want to find a transparent and reputable property manager with boots on the ground = this can be a huge factor in having a successful real estate investment.
