I think they are struggling getting others to use them to sell property since they have quite a bad reputation.

There is a bit to be said for trying just as a learning experience, that also has a down side to your reputation with the agents.

@Phillip Jewell  Hi Phillip - I never had any mentor and personally not sure how good idea it is to pay someone for their advice when you are taking all the risk & doing the work. 

I know some buyers operate that way but it's frowned upon by most reputable investors.

As always, be above board and genuine in your interest in their organization; your livelihood and reputation will depend on it.Further, the younger you are, the more you will have to prove.

You will also start to build your reputation as an investor this way.Asking your family to invest isn't a bad idea either.
