If that is the case can you as the wholesaler offer the seller the amount your willing to buy the property for plus the cost to repair it?

@John Hovanec, unless you live nearby and will be doing all repairs yourself I would run the other way.

Truthfully the only reason I was smart enough to think this far ahead and creatively is because I did an extensive amount of research on the different potential options I could take.

Multi-family will pay your PITI, repairs, cap x, and might even give you some cash flow while you are still living there.  

We all have hedge funds/investors with an almost insatiable appetite for these loans and nearly every lender I know sells all, most, or some of their paper.Just a heads up that a local "big bank" is just as likely to sell your loan as I would be.

Your cash flow looks good, but the cap ex and repair costs seem low for such an expensive property. 

You're on here though, so you're already WAY ahead of where I was at your age.

I sometimes wonder if I am being to conservative on the Repairs, capex, and etc.
