I did this with one of my tenants - the boyfriend left her and when the BF does not pay and the lady can't pay since she relied on the BF for the other half of the lease payment, I had no choice but to get the lady to leave.

That's a pretty advanced strategy though, and you really need to be careful on senior loan balances (1st and possibly 2nd), to make sure you are covered if the first goes to sale and you are relying on overages to get repaid.

I explained that I was aware of the due on sale and had the funds should the lender elect to exercise that option, but planned to be upfront and was relying on them to prepare the paper work, whether it be a limited POA, disclosure letter, etc to the lender.
