The challeng, once a relationship based on mutual respect and trust is formed, is in crafting an agreement that covers any and every eventuality and reflects the true picture of their strengths and what each brings to the table.

If you think it reflects maturity, intelligence, or wisdom then I am right, you are a fool.

I would pass unless you feel the price reflects the potential limitations and risk of the situation.

The "under contract" price is not reflected on zillow or MLS.

Perhaps during 2017 there was a population boom causing higher demand for rentals meaning all of the cheaper properties were taken, and possibly land lords raising their prices to reflect the supply and demand.

If we allow capitalism in any form similar to it's current one to continue with respect to rental real estate, all that will happen is that prices will, within a few years, climb to reflect the current distribution of wealth.

Real professional advice is paid for, the adviser should have no vested interest in your operations, your lawyer doesn't, your CPA doesn't, your insurance broker doesn't as to advice (may have commissions), a financial adviser doesn't (except as to commissions) neither does a good stock broker (except for commissions) and your professor in business college doesn't have a vested interest but certainly advisers have an interest in your overall success as a reflection of their success from advising you. :)   

Regardless of whether they file a homestead or not, there are today over 70,000 Texas residents who owner-occupy their multi-family properties...it appears none of them can take cash out of the free-and-clear property they live in---ridiculous, an unlawful restraint on alienation, a handicap to duplex citizen-owners, and a sad reflection on the intelligence of our Texas legislature and mortgage lobby here.
