Thank you all for your responsesSo just so I got it:it probably wouldn't benefit me to use a HELOC for a rental property as the cash flow wouldn't be substantial enough and I'd have to continually pull from the HELOCEven if I do receive a HELOC for 80k, if I pulled 50k from it, I'd only be responsible for INTEREST ONLY of the 50k I pulledtheir will be closing costsDoes that about sum it up?

@Amanda Gust - GA is a tax deed state and they call it a  Hybrid state like TX because you do receive a tax deed but there is a 1 year right of redemption.

They are saying your request is cancelled and you owe us $80.Now I'm concerned about the legality of the document and if I'm obligated to pay more than the deposit in this condition when I eventually agreed to move in on the decided move in date.I'm ok paying them to avoid the situation of them reporting me to any Credit bureaus for $80 but I'm curious about the legality of the document.

The income calculation will be based on the limits in place at the time the program opens.Homebuyers must contribute at least $500 of their own funds toward the down payment and closing costs, although 60% of these funds may be received as a gift.
