Hi Cosette,I'm in the wausau area and i know a couple of good realtors but there is definitely a need for a more active boots on the ground approach or solid management here due to weather, condition/age of the properties, and proper screening of tenants(big issue in the area but getting better)If you are serious about getting something in the area definitely do your homework and I might have been through the property already probably and might be able to give some insight.

Pick a solid B-Class suburban area.

Used to be able to get some solid deals but we noticed around 6 months ago or so that a lot of them are almost at retail pricing by the time it hits the end-buyers, maybe with a couple thousand in wiggle room with the actual wholesaler (whether they pass that on to the Seller is up to them). 

You might also look at Syndicators on here and there a number of those with have a solid following.

That being said, I look for solid off market deals for my clients, but I always set them up with MLS notifications too.

Get it rock solid with legal and have a 24/7 locksmith on retention to re-master the whole house the moment they've given you notice they have left as agreed.

But it certainly is easier to start with a straight and solid building :) Cheers!
