I have 2 thoughts for you since you are starting from scratch.1) find someone you trust that is currently doing what you want to do and flush it out with them.  2)You should know pretty quick whether real estate is your flavor or it isn't.

I believe there are new seasoning requirements for Freddie may and Fannie Mac before you can do a cash out refi if you use a loan to initially fund a property. 1 year according to my quick research. 

However, with this responsibility often comes the need for enforcing certain rules and regulations, leading to fines for non-compliance.

I don’t know that any of my other LP deals paid a distribution quite so quickly.
