I mean I could complain about it but I'd be remiss to say I didn't learn a lot from those experiences which made me a better landlord now and I attract quality tenants.

I screen the hell out of people but maybe I'm just jinxed in that part of town.

Do you typically pay the PM for posting an ad and interviewing/screening potential tenants? 

I do quality work and guarantee what I do.  

For vacancies, you can plan on 5% for vacancies as long as your property is in good shape and you carefully screen applicants.

About a month later they both left the apartment (destroyed) and I got a call from another landlord in town who was screening their application for another place together.Looking back I don't know if I would have done anything different.
