@Xeniya McBroom, as a matter of practice, and as minimum, I ask for:- Property address- Acquisition price- Scope of work you think is needed- Rehab budget you have used to calculate the deal- Your expected ARV and comps to support that figureI've seen some ridiculous rehab budgets, comps that aren't comps, etc.

I'm sure the day this guys knees give out on him as he is trying to crawl under a house, he will reconsider the practicality of giving out discounts and no 401k or Cadillac medical plan. 

there is no question that I could've made some different choices regarding my credit.  

I am in a small town and there are plenty of choices.

Make sure whomever you're hiring follows proper safety practices, has a safety plan, proper tools, PPE (personal protection equipment), etc......especially on a demo job.

My lender is giving me the choice between a higher interest rate with a closing cost credit of around $600 or a lower interest rate with no closing cost credit. 

I've only worked with some general practice attorneys in the area, but would love to work with someone familiar with the ins and outs of REI.
