And some will disagree with this philosophy, but I personally would not buy a property that i would not live in myself, so at least a B or B+ area (subjective) neighborhood for me.If you are looking out of state (or not able to personally visit at this point), solicit boots-on-the-ground help from a good local realtor or better yet, a good local property manager.

He's lived there 5 months and already has had power turned off, trash can revoked etc.  

They aren't living quarters and most likely don't have power so there is minimal risk.

I think the idea of using seller financing is great, plus nailing down the rehab amount will give you more negotiating power with the seller.

This is why some people claim we should not verbalize our goals (we find affirmation and encouragement merely in making goals rather than attaining them) however, I still believe in the power of positive energy.

I'm the type to have a plan A, B, C,and D already in place just because life happens and we can never guarantee an outcome.

Maybe there are just powerful hotel lobbyists in San Diego.
