The crime, education system, corruption, taxes, budget, etc are all big deterrents.

If you have the time to setup systems and processes to automate most of the management, as it can easily be done, then you don't really need a management company in the long term.  

You get so high in the system it's mainly political and can become your whole life.

We do not invest in the city of Newark area because of the difficulties with the rental permits, but also because of the new requirements of fire suppression systems in all renos or new construction which can be very expensive.

He helped us through a refi that went far above and beyond his fees.I think ADU permits are today where photovoltaic systems were 15-20 years ago-- DPP is still figuring out their process. 

It provides no assurances that landlords can collect rent, remove problem tenants, or get a fair hearing in the court system.

I'm not sure the state of the property or how "nice" it will be post rehab but if you end up with a nicely finished property that has many of the mechanical systems and such in good working condition that's a strong deal in my opinion.

I mean, I have examined the title records on the property for the last 70 years via the county's online records system.
