Thanks to him for the free advice that helped me to make this deal a win/win/win for all parties (and for making me a better $$$ return on this deal).I called a cash buyer who I met through my networking efforts and he was interested.

I am a "retired" professional poker player, I have been fortunate to do fairly well over the years in poker, but I have become disillusioned with playing the game for a living, and feel like it is time for a change. 

Structure a deal with that person so when a property is successfully sold every party wins.

Two I really liked, one was a parcel we bid on because our pockets were full of poker winnings from the night before. and I knew from the assessors parcel number it was in a great area.

Do they justify a more aggressive tax planning and reporting strategy......after that, ask what % of their work has been challenged or audited and their win record.
