Hello All,I have been plugging away at a large sum of student debt over 100k after attending Physical Therapy School for my Doctorate.

For $350 he cleaned out an apartment of an evicted hoarder, literally had to wear a full body suit and a shovel.

These protected classes are race, color, sex, national origin, family status (e.g. can't refuse to rent to a pregnant lady), mental/physical disability, and religion. 

I'm considering local to start off so I can physically be at the property but being able to do long distance certainly expands the horizon for more opportunities.

In NJ, back 2.5 years ago it's required to take an in person course in order to become licensed.With that being said, although it was slightly a hassle to have to physically be there vs. learning at my own pace I felt as though it was more beneficial. 

I'm low on capital at the moment, being tied up on one property, but I'm still  high on field work, scanning the city and metro area for good deals and analyzing properties both physically and through county records. 

It was towed because the cops found a dead body in the back seat and needed to continue the investigation.Mind blown.

Have a PM that takes any warm body and turns tenants every 12-18 months and it eats profit real fast....ANY PM you choose.... you need specifics on how they work..... own repair crew or just farm it out..... how they handle cost of repairs.....how often do they inspect...evictions..... how good do they track and report your income and expenses etc.Personally if you have one unit within an hour, you should probably handle this yourself..... once you get it set up, its not much work at all..... get your "go to" companies for repairs lined up, so if something comes up, you make a call and move on with your day.

We get to 'make assets out of just our time/management skills', and the PMP gets a great steady safe return without having to do any physical or management work.
