The reality is that in every single case if the landlord had properly screened the applicant they would not have accepted them. 

For reference, you can go to images.google.com and upload a picture and it will show you every where the picture has been posted on the internet.So just for giggles I put his references phone numbers into Facebook.

I checked my phone messages this afternoon , 4 jobs got the OK .

Tenant Screening: There are a bunch of sites out there.

I've used them for tenant screenings and landlord advice in the past.  

I believe, the only way to get started is by getting on the phone and speaking to locals/local investors, then driving out to these places and seeing them for yourself.

If they miss another I direct them back to their lease verbiage, if they become habitual I become more stern (never had to get to this point I screen very well and make the lease very clear at time of move in) if I have to post the three day notice I add fees from day one at the same time communicating to find out what has occurred or changed financially to bring this on.

Taxes are 4300 and I made an agreement for him to line up a tenant since he is an expert at screening tenants.
