People think we just add in an extra few thousand for negotiating purposes?

Airbnb because it's for furnished rentals and Zillow because I've found people looking for unfurnished often convert quite fast when given a long-term furnished option.

I would like to be able to find more wholesale deals, flips, and build a buyers list that we either help them find investment properties or people that want us to find them a home and make it into their dream home (property brothers style).  

Many people bought relying on rent increases, and now are in big trouble when average rent actually has gone down in many areas. 

If they moved other people in, they are in violation of the lease probably, but you need to take action on that, but at this point you probably can just get them out for non-payment of rent. 

Most people would question if there is a refrigerator first. 

I feel Hard money lenders are more logic based and rational people.
