It seems like MA encourages (and maybe even requires) that you register with the Department of Revenue which leads me to believe it should be held in an LLC or business.

My go-to HM lender has approved to finance a purchase that needs some minimal work, like a month or less worth of work. 

Like @Taylor Dasch mentioned, in this market it would be very difficult to cover the full mortgage by renting one side of a house hack.
