If occupied, be sure you requested and receive existing SD's, current agreements or estoppel letters, confirm ownership of appliances and any outstanding repair issues known by the tenants; you should have asked Seller to give a brief notice to tenants, introducing you or your PM, which you should follow up with additional and more detailed info on how to request repairs, where to make payments, etc.

My expectations were, if we broke even the first year we would be doing outstanding. we needed to get people in, get good reviews, build up a customer base that would want to come back (spent the money on Ownerrez to help make things easy, and also a direct billing website).
