@Mack Owens check this out “SERVICING: D1-4.1-02: Allowable Exemptions Due to the Type of Transfer (11/08/2017)This topic contains information on allowable exemptions due to the type of transfer.Unless the previous borrower requests a release of liability, the servicer must process the following exempt transactions without reviewing or approving the terms of the transfer:~ the LLC is controlled by the original borrower or the original borrower owns a majority interest in the LLC, and if the transfer results in a permitted change of occupancy type to an investment property, such change does not violate the security instrument (for example, the 12 month occupancy requirement for a principal residence).Note: The servicer must notify the borrower that a property transferred to an LLC must be transferred back to a natural person prior to any subsequent refinance application in order to meet Fannie Mae’s Selling Guide underwriting requirements.”

You just might want to change the order a bit in who you search for because good property management is much harder to come by and those folks seem to know the good realtors and other resources in the area you're considering.

If people made 10 dollars an hour before and the sub sandwich eating out was 15 dollars for 2 people and now you make 14 dollars an hour but that sub sandwich meal for 2 is 30 plus dollars you didn't go forward you went backwards.

Just recently, with the input from some seasoned professions on BP, the new plan is to incorporate the BRRRR strategy utilizing Hard Money Loans for the acquisitions, my own capital/retained earnings for the rehabs, and DSCR Loans for the Refinance in order to scale as manageably as possible.

Keep in mind placing tenants can be VERY time consuming, so if he is not going to be verifying employment, ordering backround check and receiving application fees himself, I would think charging him by the hour would be fair (I mostly see 1 month rent fee for placing tenants)maybe if he is willing to do all that work himself, and you just have to show, you could show for free since he’s family?
