I've met with 3 sellers since the settlement and when I explained it to them (they hadn't heard of it), they told me to offer 2.9% to buyers agents so they'd be more competitive than other listings. 

I decided to offer this service to others since a lot of the systems and processes are built out already.

Now is a great time to buy as competition is down and buyers have some leverage.

If you are running numbers, you run them for when you live there and when you leave, but in order to be able to use equity to buy so quickly, you would need to buy in a heavily appreciating area and if that is the case you will be up against competition that is not using FHA.

I offer tenants the option of terminating early.

Not to mention, there are great offers from builders (fixed interest rate 6%, some offer 5%, and if you do 50% down, you can expect cashflow).
