Actually, upstairs looks very presentable - typical 80's style, but nothing like THAT - normal walls, floors, windows etc.

Obviously I plan to have someone in the property much sooner than a year but it's nice to have that little cushion to help avoid some risk.So after saying all this I wanted to see what you all think about this.

personally I like 100%$800 - $1100  a door in the pocket profit feels pretty nice 

When the weather is nice, usually spring and summer.  

No leadership “tells” people where to live but of course they offer advice on what’s nice and what isn’t (new folks just don’t know yet).

I have a lease break fee written into my leases as well.

But it's nice to live in our own house with no tenants next door.

After we closed we got a second notice from the city , ended up being 7k, still made it out positive but 7k would of been a nice extra dinner.
