I think its a neat concept, but I personally will not throw more money than I could afford to lose into it in the meantime (just like if I were at the casino, although I am not too shabby at blackjack ;).

Not saying they may not be sharp folks, but as Chris pointed out, a concept in its infancy and nature of such funds will most likely have aspects that are not really directly related to institutional underwriting.

While they may understand some of the financial concepts outlined in the course, they don't understand the value of fixed rate instruments.I once told a "note buyer" that I had a FIRST TD, with a rate of 14%, 2 years seasoning, 8 years to run until it ballooned.

You can pay the normal 30 year (or whatever your amortization is) amortization principal and interest payment, you can pay interest only, or you can actually have the option of paying a very low negative amortization payment.
