There are a number of newly renovated houses as well Your ARV is off. 2713 E Monumnet is a much nicer renovation, is larger and sold for $155k. 810 N Linwood is larger, much nicer, and a superior style of rowhouse sold for $185k. 526 N Potomac looks similar to yours, without an abandoned adjascent and sold for $140k.

@ Mark since they are goverment owned and Im sure they have a huge inventory how much posable can you negotiate some of these propertys in certain neighborhoods I probably would not take if you gave them to me free n clear, what does hurt if it is listed at 35000 and I offer them 20000 Im assuming they would want to clear out there inventory.

I've got a few lenders who do fix 'n flips and fix 'n holds - they'll also finance 100% of renovation costs and do upwards of 75% LTV towards purchase price.
