The best budget system would be comprehensive excel where you can run various cases.

If you find out that you can do a better deal with something else, sell the property and do a 1031 exchange for a multi-family (to alleviate capital gains taxes).

Next door is a 2 level complex with a slate roof and no gutter system.

Considering that you could probably purchase $800k-$1MM property with the equity you have, it's important to get clear on what you want to achieve.Out-of-state multi-family is probably the best bet for maximizing returns and minimizing costs.

What has everyone found to be the best areas (or up and coming areas) to purchase a multi-unit? 

Do people find it harder to BRRR with multi-plexes than SFR due to lack of comparable sales proving the increased value after renovation?

These guidelines help to create a system - but guidelines are not hard and fast rules. 

I am seeing alot of  multi family properties sitting on the market for months listed at prices that would NEVER cash flow.
