What expenses do you build into your proforma model?

In my case I found STR model (both ways) to consume too much time and effort to continue with them so discontinued it.

So go for it but just realize you are throwing sh*t against the wall to see if it sticks.Again nothing wrong with that, that is pretty much my business model

Before the pandemic, my entire business model was based on flipping houses with investors, and then meeting the surrounding neighbors at the open house.

Prepare for trouble getting him out, so you aren't blindsided when you go to take possession on the date he is to be out, and he is still there with all his stuff.But hey, you will get to learn how to do an eviction! 

I would recommend you do if you haven't and follow the model, since that is the direction you seem to want to go.

Investing near  high traffic areas which takes the guess work out of "The projections" - Parking models can be simple...It's real estate an investor owns.It's a business with constant cash flow.It's low cost to manage (And upsellable!)

Once you get possession I imagine it would be a simple matter of asking the tenant to show you the lease.
