@Keith TorsenBeing in the middle of a great property in California that we have successfully rented out for 3 years at pretty high rent ($3100) that is brand new and upgraded throughout (built in 2016) I can say that this is a really bad idea.

I am picking up pace and would like to offer financing for my buyers, this would help me sell the homes quicker as well as broaden my list of potential buyers.  

The middle ground I'm reading is muddy and often allows tenants to work both sides.

I have done this for my family.. and usually negotiate debt at pennies on the dollar unless the bank thinks they are in a position to sell at auction and recoup.. now to be fair the ones I did were in 2010 in the middles of the GFC.. and were rural type properties. but no affect on U personally unless your on the note contact loss mitigation and they will have a deceased division.. send in your proof of executor and start hammering away.

The intersection of Martin Way and Marvin Rd just off I-5 exit 111 is the busiest intersection in the entire county, and it is right in the middle of the neighborhoods I mentioned. 

There's no reason to wait a month or longer.Some tenants will pack their bags and move out in the middle of the night without any communication.
