Also look at the investment as a place you can safely put cash down and know it will be their if you ever need to exit with a higher return than putting it in a lower yielding investment.

Whereas Investors, because they'd be putting down higher deposits and having worse Loan terms, may well be be happy with fully occupied homes (dependent on ROI).More often though, I read of Investors putting in lower offers for homes that are occupied!

- I think this is a better option than self financing with him at a lower value with added interest to get him to his price just due to time constraints on mortgage term plus the numbers seem to make more sense based on the passive income captured through a good lease deal.- How do I avoid him from selling while under lease?
