There are a few larger rehab companies in the area who can afford to flip homes at a lower margin that your typical one-man rehabber/investor.For speaking with motivated seller off the MLS, I think 70% of ARC minus repairs is the best rule of thumb.

With interest rates lower, you could get a bit more aggressive than that, but it's a good benchmark.

She was never late, but the mortgage payment was high for her, so she has now done a modification using the FHA-HAMP program to lower the mortgage payment while she is ramping up income (having been a stay at home mom for the last 15 years).
