Zillow is not loosing 1 penny on the current home flips, your just incorrect in what they view as profit and what they're investing for in these properties, it's not a higher sold price, it's the peoples hearts and minds, and Zillow is winning that war. 

I have one and I don’t think I will ever loose it. 

Groups that have not done that before and were living on 15% organic rent bumps and expanding cap rates are going to hate life and build character, starting about six months ago.Groups that are not good at this and dont put in the time and effort will loose their capital and their investors capital and move on to crypto or pet rocks.   

There are times after a big storm, if I drive by a house a piece of siding is loose, tenants never reported that-- but I fixed it because if I didn't, it'd be water damage.   

my point of view is that depends on the area. if you over budget on a neighborhood that cares more about how close the walmart is rather than an Italian hand crafted crown molding you will loose money.

Remember the first  and second rule of investment is not toe make returns, but "do not loose money"

Just in case you're not familiar with the term, house hacking loosely refers to buying a property that you will live in as well as earn money on.

Don't throw in the towel, just know that you are loosing the rent, but not the house. 

Sometimes it takes an extra month but loosing 1 month's rent with the place vacant is a lot less expensive than evicting. 

The budgeting seems VERY loose.
