I think (emphasis on think) I have found a deal for me but here is my situation: I am a recent college grad with no 2 year income (just yet) and I came across this property inHamilton, NJ, in which i need between 100k - 144k after all costs (rehab, closing, 20% down payment) I do not have this money as a 22 year old, so I naturally wanted to get an FHA loan but the problem is, its a quadplex that has all units occupied, so i cant really live here because there would be no space, unless there is a way around this.

But if you keep the house and rent it you get some cash by refinancing it, the bank sees a secure asset paying the loan, and you get an income stream as well towards your living expenses.

In WA you can get new construction, but that is far away that I don't expect Seattle/Bellevue tech workers to live there.My boss suggested Pittsburgh (emerging tech hub), my coworker is based out of Atlanta which seems to still have affordable houses and seems to have lots of tech jobs.

I had asked them multiple screening questions prior to the showing and then toward the end of the showing and out of nowhere they asked if they could receive a discount on the first month's rent so that they could buy new furniture... living room, dining room and bedroom sets.

Especially for STR, you could literally put a sofa bed in the living room and accommodate extra guests (before you all scream, this is fairly common even in high end STRs and I've never heard of complaints, but feel free to cite other experiences).

Sounds like the classic living out their deposit scenario in which they will deplete everything and leave you with nothing to cover repairs, clean up and other turnover costs.
