They literally dragged it out till October, missed closing three times, out of contract, went quiet for two months (after repeated attempts and telling them we are moving on) and now they show back up out of the blue trying to force us to sell the real estate or try to hold up the deal that IS in progress with someone else.

I used to do this as a 50/50 deal, but I was also the Contractor and ran all of the remodel project plus bought, sold, did the books, literally everything...the money guy did absolutely nothing except provide the money.So if you can do all of that, go 50/50.

They frown upon external links here in the forums, but (aside from Bigger Pockets of course) one of the best resources for new landlords is Evict TV (easy to find with a Google search) - literally hundreds of videos about landlord-tenant issues and how to address (or prevent) them.

Literally offered to fix everything, except for the 7 yr old water heater which is working perfectly fine, and the bathroom sink “leak” which does not have a leak after testing it.
