Hi,I am new to Rental & Not familiar with taxes.I don't see much value by claiming the depreciation and as shown below, the allowed deductible rental loss is very less.I want to understand the consequences for not claiming.

From my understanding, if the landlord wishes to deduct any amount from a security deposit after a tenant moves out, the landlord must provide an itemized return letter with receipts for each reported issue.If a majority of the repairs/cleaning was completed by the landlord, how can you provide a receipt for the work (assuming the landlord had all needed supplies on hand to complete the work)?

Especially considering doors were busted up in all 4 units.Anyways, the ONE time we had our tenant put a hole in the hollow core door (and the drywall- they claimed the fist sized, shoulder level holes were from moving the dresser), we replaced the door with a solid door and deducted the price of a hollow door from their deposit.
