Hi Ian,I'm certainly not a lawyer so I'm not sure of the legal options you have but if you didn't actually sign anything it sounds like the worst they could do is keep your deposit. 

As with all legal advice, I think it's best left to a lawyer.

(Lawyer fees, entity cost, bank accts., and etc) I have a lawyer and cpa handle those things for me because they understand how the structures benefit me as an investor. 

Once I have that I will be getting in contact with my lawyer to discuss details of the contract and starting to look at contractors for specific work that would be needed. 

I have spoke to a few lawyers about getting the certificate changed, but had no luck.

I am also waiting to take my realtors certification so I feel like maybe I should hold off on looking until I can represent myself so I can use my commission.

When you have a buyer's agent they have a fiduciary duty to represent your best interests which means they can't spill any secrets to the listing agent like you would pay 230 if you have to when you are at 215.

I will discuss this with my lawyer soon but if anyone has marketing expertise, please let me know.
