@Darius Ogloza,  some easy research is to 1) drive the area late at night, weekday mornings, and on Fridays after work. 

I have found when purchasing Performing Notes lately in 2021, the discounts on UBS's are approaching par.

Our policies are clear cut with rents that we have our Property manager enforce, due on the 1st, late on the 3rd, posted on the 5th, eviction filed on the 9th!

Only for a rental property, and too late anyway, because it has been sold.Monetized installment sale.

We have an order in for a new washing machine unit, and it had arrived here in Houston, but was dinged up, so they returned it instead of delivering, and due to supply issues, it will be late May before they can guarantee another one.

We did end up offering a small $25/month discount in exchange for a two-year lease yesterday afternoon (before many of these comments came in).

It came with a set of tenants (a middle age man, and a middle age woman and her boyfriend) who have been decent.they do pay but it has been late I usually get it on the 5- 10th every month.this month I have not seen It yet its the 13th. another thing I should mention its heat and hot water included and they are paying $500 below the market rent. should i evict them and find someone who can pay on time and the market rent?
