Soon after they moved in we made the mistake of trying to be "good landlords" and accommodated some of their requests, including a new bathroom fan. 

As you may have known our city has passed new regulations that effect landlord/tenant relations specificllly pertaining  discrimination.  

However, if you can attract an older, maybe even retired tenant, then you can have a relatively worry free landlord experience and still get the great cash flow that duplexes often have. 

PS landlord tenant court is a complete joke. if you have the keys to any vacant apartment in this city you can walk in and just sit down without ever seeing the owner and the owner will have to go through 6 months of court to get you out because the city doesnt want more homeless people so they dump the responsibility on building owners!

I toured at least 20 homes and offered on 5 before landing this one.

Be sure you get estoppels from the tenants and watch to be sure the tittle company credits you deposits and any other monies (last months rent) the previous landlord may have collected.
