The location is great but the building is poorly soundproofed and my upstairs neighbors have 3 kids in a 2 bed/2 bath unit, similar to mine.

That huge waiting time before classing up will be great for exploring the market in Pensacola.

Hi Allan,Being there for your kids is so important. 

You may want to explore House Hacking (living in one unit and renting the others) to try and get the bank to give you owner occupied rates.

For owners who already own property that isn't lead certified - if one of their tenants has a baby, or if there's kids living there under the age of "X" (again, I'm not a pro on the lead laws) the owner is required to bring it up to current code for lead.

I have found one currently, but looking for more avenues to explore.
