Are there books, Podcasts or ways that I can study about how it's done and the details involved.

These are the big-ticket items that can destroy the budget. otherwise, I know what finishes I want to use so I can estimate the square footage based off where the materials would go.

Plus, stuff happens...move, marriage, divorce, kids, can't management, don't want to manage...and you want the property to support your life decisions.We psychologically inflate the value of things that we already own over items we don't own...it's called the endowment effect.

Length of leases, holding costs itemization, repairs in last 12 months, GOI and ROI, vacancy rate, who pays for what, etc.

LOL, I haven't done this with RE, but you sound like me when it comes to selling other items.

That may give more options-seller financing, 1031 for the real estate, etc. but it is hard to help without more goal details.
