I have no way of knowing but i would be very cautious with this property and in today's environment a refi could be next to impossible.. so tread carefully dont get caught up in the real estate BRRR stuff.. it works great for many but you need to know what your doing and what the asset is.

Tenant called owner last week and pretty much demanded rent reduction (more or less ~ "we can't pay all of it, we won't pay back the difference, we know you need whatever we can pay you, you won't find other tenants in this economic environment").

@Corbin Jones, seller financing has been rendered obsolete by the low interest environment; money is so cheap and so easily available that no qualified buyer would pay more in % to a seller, and no normal seller would risk his principal with a low qualified buyer who does not qualify for cheap money.
