Impressive you can find a three plex in Montana.

I was under the impression that you could, but not sell to or buy from. 

Maybe it's because I'm new, but I'm just so impressed.  :-)

I think it's more a product of the fact that old(er) people are not usually starting out their investing career, are less likely to be prolific posters, and are less excitable than younger viewers.

Some letters, however, can provide a much more personal or professional impression with your sellers. 

You don't need to impress your loan officer by any means.

You can only make a first impression once, and their impression is not a good one.

Most people don't take the time to do this and it will impress them.

Disclaimer I haven't personally worked with them but the owner used to be my neighbor and I was impressed with what he did to his own property.
