The biggest issue is we have to close BEFORE 10/4 which is very tricky on our timeline -- otherwise the state will sell the property regardless of our transaction

@David Geiger If your agent represents both the buyer and the seller in the transaction their firm will receive the whole commission and the agent receives the portion of the split she has agreed upon with her broker, in my area it is 50%.

There is wording in the lease regarding guests of the tenant not doing any illegal activity on the property, so there may be grounds to evict but I'll check with the attorney first.

@Jon-Michael Cortez-Alonso not sure how this will play out for you, but every legit lawyer I have met won't touch wholesaling...attorneys only get one license and when you knowingly draft docs that will be used to mislead consumers and ultimately result in brokering deals without a licenses...well...There are probably a bunch of bottom of the barrel lawyers you can connect with to get the docs you need.And yes, brokering deals without a license is illegal in nearly every state in the country...
