Is there anybody offering 10% down on Jumbo Loans in Southern California..I was told that this isn't possible right now and that given the current market most people want to see 12 months of reserves.

I understand showings are part of the deal when a property is being rented or sold, but this seems like a huge breach of security and tenant rights.

- How would one run the numbers on a mid term rental when it comes to startup costs, rental rates, and operating costs?

I would like to split the downstairs unit, currently a 200 sq ft 5 bed 3 bath, into 2 2 bed 2 bath units AND convert the garage to an ADU.

Would be helpful if you use them currently or have used them in the recent past to better be able to speak to the pros & cons of the company.I’m also likely going go need a reliable GC so if I’ll take those recommendations as well if you’ve got ‘em.Thank you all in advance.E.S.
