Refinance any upcoming or maturing debt.Make sure balloon payments on your debt are at least five—and ideally seven to 10—years out so you can weather the downturn.

The trouble for California investors that want to weather a down-cycle is that they probably didn't have much of a "buffer" built in.  

After researching some of the popular cash flow markets like Indianapolis/Cleveland/Chicago/Memphis/KC/Florida/Alabama we feel the Texas would be the best fit due to growth/economy and weather.

I can say that they usually are ok once they get inside out of the weather.

The “buyers” put on their repair list to upgrade heater (which has been working great and was serviced), install sliding basement windows (which is an upgrade and we told them no because that could get pricey), our kitchen shelves in (we didn’t get to that just yet), put screens in windows (I was getting some broken screens re screened and didn’t put them in bc of the weather), etc.

The harsh reality is that your ten percent is not going to get you very far in commercial property so you may want to consider an office condo - that's how I started - or just run a search on LoopNet for properties you can afford and go after them.
