Your local HVAC contractors can install it for under a grand, you would just have to cover the gas bill. 

If he still owes say 100 grand on the note for all 5 than how can I protect myself from him collecting the money and not paying the note?

That can save you a grand or so in permit fees. 

But, in the grand scheme of a rehab, what's the $/sqft cost of demo?
