Renting a room from you? 

Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I’m hoping the new development will bring a change to my zoning code)  The basement has 8ft ceilings and is completely finished but I’m thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).  

I'd like to use a VA home loan but many sellers are looking for a high down payment or a higher price than asking with little room for negotiation.

I do like the promotion but in the grand scheme of things I want to retire early through real estate investing.

Meaning you rent out some of the rooms or apartments and essentially live for free while investing the delta.

Most houses in that area of a similar square footage, room number, etc are at least 180k.Are there specific things to look out for that would justify a price like that, or is it just a great deal?
