Appreciate the tips, I'll start searching for investor friendly lenders. 

Your family might need to say it is a gift instead of a loan but ask your lender the best way to structure that.  

Does anyone have experience with giving tenants small gifts as a way to smooth over aggravations from unexpected renovations while tenant occupying the property?

As a friendly, helpful tip that I've learned through BP is to try to have a "value add" for your mentor.

If you want to leverage you need to be on the title, she can gift you some part of the property or you could put the property in an LLC finance as an investment, you each own part of it and you each share in profits.
