Staging is very important for most buyers because it helps them to visualize living there and inspires them to strongly consider making an offer.If they have to guess whether or not their furniture is too big for the rooms,they will error on the side of caution and quickly move on to the next house.If you are selling a lower cost home in a working class neighborhood,go to a rental furniture center like Aaron's and the like and ask for a quote for a monthly contract.You will find having them deliver it and decorating yourself will save you a ton of money.

You are an inspiration to me, as your a new investor do what I plan to do.

Genuinely curious what makes you choose Tucson out of all the possible places in the U.S., especially when much better returns can be found in the Midwest, for example. 

Ask questions and genuinely show a willingness to learn.
