Thanks,Robert Robert,Would either have to look into some kind of a Quit Claim Deed to transfer it into your entity, or just fully refinancing either cash-out if you have any equity, or doing a rate and term refinance where you just transfer the existing debt in the property into your LLC.Payments could go either way, by being a member of the LLC, any rent payments could be linked to you pretty easily.

We both are drawn to either single family long term rentals, or STR’s in the right locations.Right now we have $20k cash available for immediate investment, with the ability to increase that to $60-70k in the next 3 years through savings and bonuses at our day jobs.

Where my head is at and my future goals with REII am very hesitant to sell off cash-flowing properties and have the voice in my head saying "if it ain't broke, don't fix it".

You would want cash replacement for downtime due to damage.

If we want properties to cash flow to help build some retirement and possibly find a retirement in 8 years ( meaning, quitting our 9-5 in 8 years), is it too late? 

I do not need immediate cash flow so I think looking for a market with good appreciation may be a good start for me. 

As a Direct Lender, (meaning the actual lender underwriting the loan and not a mortgage broker), DSCR program looks for good credit payment history, good credit scores, and validates your available accessible Cash for the Down Payment. 

Alternatively, I could hope that my next assignment will be in a better market with more options, maybe lower rates, and more cash on hand.Should I accept that no market is perfect and get in the game now, or hold out for a year to enter a potentially better market with more capital to invest?
