"Buy real estate and wait" is the big-picture game.

Maybe leave some of the money "in there" to have some more cash flow to live on or just to make it easier to hold onto the property so it doesn't constrain your finances.There isn't really one "right" answer...

Unless you are doing an A grade area, just get a better quality paint that covers in one coat.Cutting in: This I've always hated, but the job is easier if you get a nice wide, quality brush and a bucket you can hold in the other hand.

It’s Avery good market for buy, hold, and some areas have great appreciation as well 

@Matt PerezIf the plan is to hold the property long-term as an appreciation play then I would say yes.

The posts don't hold in the shaking and the second floor (and what's above) come tumbling down.

As a land broker, usually when someone says they want to "build a tiny home on some land one day", it's a pipe dream, and since we are commission-only people, it's scary to spend a lot of time with people who can just change their mind at any time, after we've put in a lot of time holding their hand. 

Drive Uber, Deliver Pizza, whatever....You need money to play the game.
